After Snow, the Ice Dam Cometh - WSJ.com

Check out this amazing article from Wall Street Journal. They definitely have some excellent ideas about how to deal with ice dams.

After Snow, the Ice Dam Cometh - WSJ.com: "- Sent using Google Toolbar"

The latest winter storm, coupled with heavy snow accumulation and long cold snaps across the U.S., have left homeowners, pedestrians and buildings themselves unusually vulnerable to the dangers of ice and snow buildup.

Kristina Burkey

Ice dams on April Butler's Syracuse, N.Y., home risked leaks and gutter damage.

Well beyond slipping, there's a growing risk of injury from falling material. Recently, a chunk of ice plunged from a pine tree and landed on Mark D'Ambrosio as he cleared the driveway of his of Abington, Mass., home. His son called 911, and Mr. D'Ambrosio was hospitalized briefly with a head wound that required three staples.

"I've been in this house 13 years and never seen anything like what's happening this winter," says the 39-year-old Mr. D'Ambrosio.

Other times, the danger comes from homeowners trying to clear roofs of winter's mess before it causes structural damage.

While roof collapses get the most attention, a more common worry for the average homeowner is ice dams. These often form when an under-insulated home's heat escapes through the attic, warms the roof and melts snow. As water runs down the roof it can refreeze into an icy dam along the overhang, which is cooler—much like a bridge.

Some Ways to De-Ice the House

Roof rake ($30 to $50)
Clear snow from safety of ground level. Use rake extensions to reach higher levels. Take care not to gouge roof or tug hard at ice. Some versions, like this one from Garelick, have rollers to protect shingles.

RoofMelt ($20 to $25)
Hockey-puck-sized tablets of calcium chloride can be tossed on roof to melt snow and ice. Homemade alternative: a stocking filled with calcium chloride pellets tossed perpendicular to roofline.

Ice-Cutters ($200 to $300 per hour)
Hire a professional contractor to 'cut ice' from roof using pressurized steam or hot water. Make sure they are licensed, insured and protect air conditioners or other important items from falling ice chunks.

Roof ice-melt system ($45 to $100 per foot at bylinusa.com)
This electrical heating system mounts to roof eaves and valleys to minimize ice-dam formation; designed to blend with existing roof material. Others sell alternative units, such as cables that loop across roof.

Insulation and air-sealing ($2.50 to $4 per square foot)
Stop warm air from escaping home through attic and melting snow—which may lead to ice dams. Look for financial incentives at dsireusa.org.

If the dam gets big enough, it can then block water from running off the roof and force it to back up under shingles, triggering leaks and other damage. Icicles are one symptom of dams forming.

As snow and ice storms pummel the Northeast, Midwest and South this week, consumers are trying to remove snow however they can. Sales of roof rakes—long-handled tools used from the safety of ground level—are up 30% at Garelick Manufacturing Co., which went back into production this month to meet demand. Northern Tool + Equipment Co. cites unusually strong demand for its hockey puck-sized RoofMelt tablets made of calcium chloride, which can be tossed atop roofs to fuel melting.

Businesses specializing in ice-cutting with pressurized steam or hot water and other solutions report a surge of interest. Bylin Heating Systems Inc. has logged a 200% rise in inquiries this winter for its electrical ice-melting roof systems, which are best installed after existing dams are cleared. Similar demand is brewing for installers of attic insulation and other products that prevent heat loss and slow ice dam formation.

Tom Mahoney's 8,000 square foot house in Edina, Minn., was damaged after a thick ice dam formed along his roofline and triggered water leaks in his master bedroom. His solution: pay $1,000 to have chunks of the ice removed professionally.

Mr. Mahoney's contractor, Philip Grave of Dale Services Inc., says he and his brother are on track to earn $100,000 this winter as roof ice-cutters. The duo, who operate a carpet and window-cleaning business in warmer weather, charge $250 to $300 an hour to climb on roofs and slice away at ice dams with 180-200 degree water using a pressure washer-type system. Says Mr. Grave: "We cut ice every day in December and had a wait list."

But with so much snow, residents often are taking drastic short-term actions themselves. In Minnesota, where some areas have received more than 55 inches so far, a Shoreview man died Christmas Day after falling from his roof clearing snow. Meantime, Immanuel St. Joseph's hospital in Mankato has logged a surge of emergency room visits from people injured toppling off their rooftops while shoveling, says hospital spokesman Kevin Burns.

"It's directly attributable to the increased snow," says Mr. Burns who reports everything from scrapes and bruises to broken bones and serious internal injuries. "People are very well-intentioned but aren't prepared for the slippery conditions and steep pitch of the surface."

Last week in New York City, which had its snowiest January in history, the Department of Buildings issued a warning reminding property owners they are legally obligated to remove ice and snow from roofs, overhangs and awnings—and singled out icicles as "a threat to public safety."

A growing number of new homes are built with thicker insulation that can help prevent ice dams, including more than a million new homes that have earned the federal government's Energy Star label, and there are tax credits and subsidies available for retrofits.

"Most of the time, the ice is there and you are rolling the dice and may or may not have a big chunk hit someone's car or head, or a leak, but the risk is always there," says Mike Rogers, vice president of GreenHomes America Inc., a national home energy retrofit company.

When 51-year-old April Butler of Syracuse, N.Y., moved into her home in December, she wasn't aware that her house was at risk. But soon, dams and icicles hung like a cave around her front door, threatening to pull down her gutters and possibly harming a passer-by, including her 17-year-old daughter.

Ms. Butler hired GreenHomes America last week to blow insulation into her attic crawl space, seal air-leaks with foam and replace recessed ceiling light fixtures where the home's heat was escaping.

All these measures are designed to prevent ice dams from forming in the first place; much of what she has now is beginning to thaw.

The total cost: $7,062, for which she received a $2,500 subsidy based on her income as a teaching assistant from the Assisted Home Performance with Energy Star program.

"As of yet, we've had no leak damage," Ms. Butler says. "Hopefully this will eliminate the fear."

HOW TO STOP JUNK MAIL/JUNK CALLS

DO IT YOURSELF--STOP JUNK MAIL!!!
The volume of paper junk mail sent each year in the USA is staggering.
ü  The average person gets 1 personal letter each week, and 11 pieces of junk mail.
ü  44% of all junk mail is thrown in the trash, unopened and unread.
ü  Each person will receive almost 560 pieces of junk mail this year--that's 4.5 million tons of junk mail produced each year!
ü  Approximately 40% of the solid waste in landfills is paper and paperboard waste; by the year 2010, it is predicted to make up about 48%.
ü  100 million trees are ground up each year to produce junk mail.
The world’s forests (and the critters that live in them) are feeling the strain.  According to World Watch Institute, 80% of all natural forests in the world have vanished, at the same time that up to 50% of all landfill waste is wood and paper. Junk mail transforms standing forests into landfill waste. Even if you recycle junk mail, there are still huge environmental costs such as ink, the energy to produce and deliver it, and forest loss.
With just a few minutes of your time, you can immediately take the following actions to dramatically reduce the junk mail you receive, and thereby reduce your impact on the earth.  Taking the first four steps alone will reduce your junk mail load by up to 80% within six months.  Additional steps are provided that will reduce your load even further.

STEP ONE:  WRITE TO DIRECT MARKETING ASSOCIATION

Send a letter to: Direct Marketing Association, Mail Preference Service, P.O. Box 9008, Farmingdale, NY  11735-9008.  Request that they “activate the mail preference service.”  List your complete name, address and zip code. Junk mail may reach your home with several variations of your name and address, so be sure to list every variation. It helps to throw all the junk mail you receive into a file folder for two weeks to see how many different ways junk mail is reaching you.
This is a powerful action: listing with mail preference service will stop 75% of all national mailings.  DMA processes 50,000 requests a month, and requests are kept active for five years.  It may take up to six months before you notice a reduction in the junk mail you receive from taking this action, so DO IT NOW and be patient.

STEP TWO: STOP UNWANTED CREDIT CARD OFFERS

Credit card companies may get the award for sending the most unwanted junk mail.  Stopping this is one phone call away.  Call toll-free, 24 hours a day:  888/5OPT-OUT (888/567-8688) to get your name off the lists of the major credit bureaus. You will be prompted by a computerized system and will be asked to supply your current address, former address within two years, and your social security number. You can choose to have your name removed from their mailing list service for two years or permanently.

STEP THREE: TAKE DIRECT ACTION

First Class?  Send it Back Unopened!  If you did not request the mail and don’t want it, DON’T OPEN IT! Pencil out your address and bar code, circle the first class postage and write on the envelope: "refused: return to sender.” Do not add any additional postage. Drop in any mailbox and it will be returned to the sender, forcing them to pay return postage, which provides them with a clear incentive to get you off their list.  This technique only works with unopened first class mail.
Send it Back Using the Postage Paid Envelope Inside:  If you’ve already opened the letter and there is a postage-paid return envelope enclosed, circle your name and bar code on the enclosed return form, write next to your name and address:  “stop junk mail; remove from list.”  Put the return form in the postage-paid envelope they’ve included and drop it in the mail.
Bulk Junk Mail:  The post office throws away bulk mail it can't deliver, so returning it does no good. However, if "address correction requested" is written on the label, circle "address correction requested" and treat it like first class mail by writing “refused: return to sender” and drop in a mailbox.

STEP FOUR:  STOP MAIL TO FORMER RESIDENTS

To eliminate mail that comes to former residents, take these two steps.
Bulk Mail:  Send another letter to DMA Mail Preference Service, PO Box 9008, Farmingdale NY 11735-9008.  Write: “please activate the mail preference service” and include the name of the former resident, and the address and zip code (yours) that the junk mail is being mailed to.
First class and some bulk mail: If the former residents neglected to fill out a Post Office change of address card, you can fill one out for them. Fill out one card for each unique last name. Write: "Moved, Left No Forwarding Address" as the new address. Sign your own name and write: "Form filled in by current resident of the house, [Your Name], agent for the above". You must write "agent for the above". Hand this form directly to your carrier if possible, as your carrier must approve the form and see that it gets entered into the post service National Change of Address (NCOA) database. Entries remain active for a year and half. This is very effective.
These four steps will eliminate most of your junk mail, but unwanted may still slip through the cracks.  Follow the steps below to further reduce mail clutter.

GENERAL TECHNIQUES

Virtually all organizations sell your name unless you specifically ask them to stop. Here are some powerful ways to ask them to stop.
Be Clear:  Whenever you donate money, order a product, or fill out a warranty card, write in large letters, "Please do not sell my name or address."
Don’t Return Warranty Cards:  Product warranty cards are used to target direct mail to you. They are not required in most situations - avoid sending them.
Donations by Telephone:  If you donate by telephone, say "Please mark my account so that my name is not traded or sold to other companies."
Call Your Credit Card Company:  Ask them to stop selling your name.
Avoid Filling out “Contest” Entry Forms:  "Contests" where you fill in a little entry blank are almost always fishing expeditions for names. Avoid these.
Catalogs:  You can go to most companies’ website, click on customer service, and send them an email asking that you be removed from their catalog mailing list.  Or, call the company's 800 number and tell them to take you off their list.
America Online Discs: These unwanted discs are particularly material intensive. Call 1-800-827-6364 to get off the list.
Publisher's Clearinghouse Sweepstakes:  Get the Clearinghouse to stop clogging your mailbox by calling customer service at 1-800-645-9242 (8:30 am to 8:30 EST), mailing to 101 Channel Drive, Port Washington, NY 11050, or send an email to pch@ant.net.   PCH will remove any number of names from a specific address, but you have to list each name exactly.
Local Business & Supermarket Fliers: Postal regulations mandate that all mailings be identified. Locate the address card -- the cards usually have an advertisement and a photograph of a missing child. Call directory assistance to get the phone number of the sender, and call to get off the list.
Val-Pak Coupons:  Val-Pak may be contacted at 1-800-676-6878, or by snail mail at 1661 Worcester Rd, Framingham MA 01701.
ADVO:  Get off this junk mail list by sending a signed letter to ADVO Consumer Assistance, P.O. Box 249, Windsor, CT, 06095.  Ask to be deleted from their mailing list, and then list your name and address.  Takes 6-8 weeks to activate.  www.advo.com; 1-888-241-6760.

STOP UNWANTED PHONE SOLICITATIONS

Write to DMA Telephone Preference Service:  You ca decrease the number of annoying telephone solicitations by sending a postcard or letter with your complete telephone number including area code, address, and names of people receiving calls to DMA Telephone Preference Service, PO Box 9014, Farmingdale NY 11735-9014.  Ask them to ”activate the telephone preference service.”
You can interrupt an unwanted telephone marketing call at any time by simply saying, “Please permanently remove me from your calling list." This one statement will almost always stop a telemarketer in their tracks.  If they call back, they are violating the law. Ask them for their company name, supervisor name and phone number and tell them you will be submitting a complaint to the Federal Trade Commission.

All I want for New Years is a New Front Porch... and maybe a house to go with it...

The weather outside may be frightful, but that doesn't mean home shopping at this busy time has to be.

Fewer homes may be on the market around the holidays as sellers take some time off to enjoy the season with their family, and fewer open houses are held during the often freezing, messy weather.

But shopping for a home at this overlooked time of year has a few perks, says a past president of the National Association of Realtors.
  • Sellers who keep their homes on the market at this time are very motivated.
  • You have less competition from other buyers than you would in the spring.
  • Lenders, agents and others have more time to work with you.
  • Interest rates are typically lower than in the spring.
  • Right now home prices and interest rates have never been lower! Plus, did you know that if interest rates go up 1%, your monthly payments increase 10%?

And best of all, although moving during the dead of winter might pose some other challenges, relaxing on the porch of your completely unpacked home when the weather warms up is priceless.

Are You Pre-Qualified or Pre-Approved? | REALTOR.com® Blogs

Are You Pre-Qualified or Pre-Approved? | REALTOR.com® Blogs: "- Sent using Google Toolbar"

Check Out this Great Article from Realtor.com

Are You Pre-Qualified or Pre-Approved?

MortgageMoney wide Are You Pre Qualified or Pre Approved?

New buyers often confuse the two terms, but they are not the same and not knowing the difference can result in losing out on your dream house, says REALTOR® Karen Weldin of Lake Eufaula, Oklahoma.

“Often times when I am working with a buyer (and sometimes in my communication with other real estate professionals) I hear the words ‘pre-qualified’ and ‘pre-approved’ interchangeably. Do you know the difference between the two? It is very important before you start looking at houses or contact a real estate professional that you get at least pre-qualifed and better if you will get pre-approved.

Being pre-Qualified means that you have talked to a lender or mortgage broker and verbally given them some information that allows them to make an informal determination of the amount of mortgage you can afford. The decision is based on the information you tell them.

Being pre-approved is a guarantee in writing from a lender or mortgage broker that you will be granted a loan up to a specified amount based on information you have told them and based on information they have requested from you as proof to your financial situation.

There are advantages to you being pre-approved for a loan prior to looking at houses: 1) Many Realtors will not show you property without a pre-qualification letter. 2) Sellers will find your offer on a home much more inviting if they know you are already pre-qualified. 3) The length of time between signing and contract and closing on the transaction can be shortened if you are already pre-approved. ”

Have a Rental Property? Here's information you NEED to know.

Dec5 - 1099s Required for 2011 Payments

Small Business Jobs Act enacts new provision: 1099s will be required for 2011 payments
The recently enacted Small Business Jobs Act includes a provision related to reporting requirements of rental property expense payments. After Dec. 31, 2010, the new law requires those who receive rental income from real property to file 1099s with the IRS for service providers such as plumbers, painters and accountants, who receive more than $600 in payments over the course of the year. Even though the 1099 forms will not need to be issued until early in 2012, it will be necessary to begin keeping track of payment information on Jan. 1, 2011, and to collect completed w-9 forms from service providers to obtain their names, addresses and taxpayer identification numbers.   Exceptions are provided for individuals renting their principal residences (including active members of the military), taxpayers whose rental income doesn't exceed an IRS-determined minimal amount, and those for whom the reporting requirement would create a hardship (under IRS regulations).
Included in the provision is an increase in penalties for failure to file 1099s with the IRS. For further information, contact your tax accountant
