Stocks are up 50 percent from the March 2009 bottom. Some commodities have risen dramatically. The only asset class left in the cellar is real estate, says Michael Murphy, editor of the New World Investor stock newsletter.

As a result, Murphy is advising investors to buy now for these three reasons:

Desperate sellers: Both home owners and lenders are eager to unload a flood of foreclosed and underwater properties. Buyers with the patience to push through these complex deals can save a bundle.

Little competition. Because most people don’t have what it takes to negotiate their way through short sales and REOs, patient investors are winners.

Low rates. Mortgage rates are at their lowest level in 40 years. If you believe inflation is inevitable, lock in now.

Busy, Busy, Busy!

My goodness has it been busy with real estate negotiations! I met with pre-qualified buyers who previewed a home on a Friday, asked me to complete a comparative market analysis (CMA)  that night, and then put in an offer that afternoon. By the end of the day Saturday, the buyers and sellers had agreed to a purchase and sale contract.  Hours of paperwork later (on my day "off), everything was ready for signatures. 5 original copies of the contract are required, 1 for the buyer, 1 for the seller, 1 for each agent, and 1 for the title company.  Next it was a matter of scheduling a home inspection which occurred the following Sunday. Once we receive all of the results of the well water test, radon air test, & home inspectors report,  we will potentially begin negotiations about those items.

In the meantime, I also received a last minute request for showing for one of my listings (see the gorgeous photo of this property above). Although I was on a day off (ha ha on me), I made the showing happen, with a great result. Within a couple of days, we had negotiated successfully for very close to the asking price for a 3 month Lease to Own contract.  Details for this contract were completed late on a Sunday evening with the lease beginning the following day!!!  Lots of paperwork later, many signatures, too, and this deal is on its way to completion.

As if that weren't enough negotiations for 10 days, I had a tentative offer on another listing. However, the potential buyers weren't quite ready to take the full leap to making an offer as they need to put their own home up for sale. Consequently, the sellers (who are under a contingency contract to buy another home) had to ask for an extension of their purchase and sale contract. With hours to go before the contract expired, the people they want to buy from agreed to a one month extension. A Broker's Open House, where real estate agents tour a home in order to tell their clients about it, was quickly added to my schedule. We're keeping our fingers crossed that a contract will come out of that.

And there's been even more activity! New buyers have contacted me about helping them find their "grown-up house", and will also need to sell their current home. We are setting up an appointment for me to deliver my strategic marketing plan for selling their home and for me to explain how I help buyers find the perfect home.

 All of these fabulous developments have been preceded by an even more exciting event, going to closing with my first time home buyers.  After we completed a walk through of their new home (where I took photos of them on the porch), we headed off the meet with the title company, the mortgage loan officer,  and the seller's agent to complete the purchase of their new home. An hour and dozens of signatures later and I was able to hand them the keys to their first home. I am not sure who was more excited, them or me. I wish them the very best of luck and decades of happiness in their home.
