Negotiation, Negotiation, Negotiation

It has been an incredible couple of weeks. I began working with new buyers on Thursday, taking them out for lunch and learning what they really wanted and needed. Later that afternoon, I did an MLS Search for them, looking for just the right property that matched everything they told me they wanted. By Thursday afternoon, I had sent them links to multiple properties with a few highlighted that really seemed to match their needs. We went to see 4 properties on Saturday, 2 condos and 2 single family homes. The condos were beautifully staged, and priced properly. The first single family home was in need of more repair than my clients were interested in, but the 4th house of the night was just right. I knew as soon as they drove into the driveway that this would be the right place, but this was just the beginning. They called me that night to schedule a second viewing to confirm that this was really the right home for them. Then they called back a half hour later to tell me that they wanted to prepare a purchase and sale offer on the house.

My work had only just begun. I spent the next day researching Comparable Properties to make sure that we were offering a fair price and that they weren't being taken advantage of in the process. Despite many technical challenges (printers crashing, computer freezing, etc), I put together a list of 10 similar properties in a 5 mile radius that had sold in the last 6 months.

By the time I was finished, it appeared that we should offer about 94% of the asking price. My clients spoke to David Duplesis, a mortgage broker for Equity America, and got themselves pre-approved at 9:30 on Sunday night so that their offer would include their pre-approval. In a buyer's market, we should have been finished at that point, but the sellers and their agent countered with 99% of their asking price. We countered back and my clients decided that they were ready to walk away from this property if their offer wasn't accepted. The Sellers countered again at a price my clients felt comfortable paying. We had an agreement.

Now they are choosing their home inspection company, title company, and then, in a few months, a moving company. All of these are products that I can refer them to people I know and feel comfortable working with, though the ultimate choice is theirs. It will continue to be an exciting few months for us until closing, but the deal is negotiated... at least for now. We'll see if any other changes come about after home inspection and appraisal.

Do know the importance of Title Insurance?

Do you know how important it is to have Title Insurance

Imagine you have just purchased your first home. It is a beautiful, fully updated property built in the mid 1900s.You believe that you are buying your home free and clear of all liens, but then you get a phone call from your Realtor.
I'm so sorry,
he says,
I just learned that one of the previous owners never formally transferred title of the house. Now her heirs want to retake ownership or be compensated.

If you bought title insurance when you bought your home, your property will be safely yours and there will be no costs to you to resolve this matter. If not, you could have to pay for all the costs associated with clearing the title.

According to Nancy Wood at Beacon Title, TITLE INSURANCE PROTECTS YOUR ASSETS:

"Title insurance gives you the assurance that possible clouds on
title to the property you are purchasing - which can be
discovered from the public records - have been called to your
attention so that such defects can be corrected before you buy.
Additionally, it is insurance that if any undiscovered claims
covered by your policy arises out of the past to threaten your
ownership of real estate, it will be disposed of, or you will be
reimbursed exactly as your title insurance policy provides."

When you buy a home, make sure you take that step and buy title insurance. It is a one time cost that will buy you and your heirs a lifetime of protection.

Welcome to my Blog

What an amazing first quarter it has been in New Hampshire Real Estate! With the influence of the Federal  Home Buyers Tax Credits, appropriately priced  houses were flying through the purchase and sales process.

According to the National Association of Realtors®, "pending home sales increased again in March, affirming that a surge of home sales is unfolding for the spring home buying season. The Pending Home Sales Index,* a forward-looking indicator based on contracts signed in March, rose 5.3 percent to 102.9 from 97.7 in February, and is 21.1 percent above March 2009 when it was 85.0; this follows an 8.3 percent increase in February. The data reflects contracts and not closings, which usually occur with a lag time of one or two months."

My own listings attracted huge interest with one going under contract in just 6 days. The New Hampshire Association of Realtors released figures indicating a "major spike in sales in  Strafford and Rockingham Counties during the first quarter. Strafford County saw a 20 percent climb in sales during the first three months, with 181 sales registered. In Rockingham County, there was a 19.4 percent climb in sales during the first three months, with 437 sales registered."
