Oh My!

It's amazing how much work takes place behind the scenes of a real estate transaction.  One might think the selling agent's job is just to say, "Here's the kitchen. Notice the lovely cabinetry", and that a buyer's agent's job is to say, "Here's where you sign. Congratulations!" But there is so much more involved.

A Selling (also called listing) Agent must first ensure that the person selling the property actually has a right to do so by checking the title.The selling agent must also help the seller determine the right asking price, assist the seller with completing dozens of forms, help them stage their home, and advertising the property appropriately.

A Buyer's agent (sometimes also referred to as the selling agent in documents) must help the buyer find an appropriate property, and with determining an offer price, negotiating until an agreed-purchase price is reached,  making sure that all of the financing is happening by staying in touch with the financing agent (a HUGE reason why using a local lender is critical... helps prevent some of the major snafus or at least helps with finding them out in enough time to take action about them), attending home inspection, assisting with getting all documents to the title company, and ensuring that everything keeps moving towards the closing.

Both agents must also communicate with one another, must follow-up on each step of the process, and must reassure their clients when things hit snags.

With the extra financing obligations associated with FHA, VA, and USDA loans, agents must be especially attentive to reaching set dates and to getting all of the additional paperwork to the relevant parties. When lending institutions don't respond in a timely manner, it makes the job that much harder. By using a local lender, the agent often has a relationship with him/her or develops one such that they work that much ahrder to ensure a positive outcome.
