Negotiations Part 2-Following up after Home Inspection

 Wow! Home Inspection is quite a process. The home inspector takes about 2 hours to go through the home, first walking around the exterior and looking for warning signs, then going room by room throughout the house to ensure that there are no significant structural or safety issues with the home. The inspector my buyers chose also opened every window, demonstrating how to lift one out of its frame for easy cleaning... it would have been a great demo if he hadn't had so much trouble putting it back in the frame.

After two hours of looking at every inch of the house, including windows, furnace, air conditioning, visible plumbing, attic, basement, roof, and foundation, the home inspector generated a multi-page inspection report with photos to illustrate each item, especially those of concern.

Next step, figuring out which items were true safety and structural concerns and determine what to ask the sellers to repair or make concessions for. After several exchanges between the sellers' agent and me, my buyers and I await the results of the radon test, and the response from the sellers about our requests.

We'll see how this step plays out. If everything goes smoothly and the negotiations are successful, the next step will be the appraisal arranged by the mortgage company. If not, then my buyers, who recognize that there are other houses available, especially in this buyer's market, will withdraw their offer and will begin the process again. We are glad to know that we always have options.We want this deal to work, hope for the best, and remain cautiously optimistic about everything.
